25-acre mixed-use project slated for Kerrville

​​​KERRVILLE (REBusiness Online) – A partnership between Sendero Cross Capital and WindRidge Real Estate is developing Tivy Commons, a 25-acre mixed-use project. 

The site formerly housed Tivy Middle School and High School, which closed in 2021. Sect​ions of the original gym floor have been preserved by the Kerrville Independent School District. 

The project will include 250 to 300 multifamily units, 150,000 to 200,000 sf of retail and restaurant space, and hotel and entertainment uses. 

Demolition will be complete in first quarter 2023 with construction of retail pad sites starting soon after. Retail boxes and multifamily​ buildings will begin later that year.

Sixth & Guadalupe tops out in Austin

​​​​AUSTIN (Connect CRE) – Sixth & Guadalupe, a 66-story residential and office tower at 400 W. Sixth St., has topped out.

The tower will have 349 apartments ​in studio and one- to three-bedroom floor plans ​and has 24 penthouses.

There will also be 589,000 sf of Class A office space across 19 floors.

Kairoi Residential, Lincoln Property Co., and DivcoWest​ are the developers. Gensler designed the project. J.E. Dunn Construction is the general contractor.

Sixth & Guadalupe will be fully complete in late summer 2023.​

Fort Worth residential project to start next year

​​​​FORT WORTH (Connect CRE) – JPI is building Primrose Hybrid South, a 529,000-sf, $92 million residential development.

Primrose will have multifamily buildings, single-family homes, and duplex homes.

Amenities will include an amenity center, outdoor pool, and courtyard.

Construction starts in early 2023 and will finish in 2025.

Wayfinder starts on Austin apartment, townhome project

​​AUSTIN (Austin Business Journal) – Wayfinder Real Estate LLC has begun work on Lookout, a 241-unit Class A apartment and townhome development at 13059 Four Star Blvd.

The 231 apartments will come in one-, two-, and thr​ee-bedroom floor plans ranging from 568 to 1,522 sf. The ten townhome units will each be 1,547 sf with two bedrooms and two-and-a-half bathrooms.

OHT Partners is the general contractor, Davies Collaborative is the architect, and Wayfinder Design is the interior designer.

Completion is slated for 2024.

Hardwood tops out 27-story Dallas office building

​​DALLAS (REBusiness Online) – Harwood International has topped out Harwood No. 14, a 27-story office building at 2801 N. Hardwood St. 

The 360,000-sf building has ​17,000 sf of retail and restaurant space. It is 70 percent preleased.

Construction began in March 2021. Full completion is slated for 2023.

Marbella sells 153K-sf industrial portfolio

​SCHERTZ (REBusiness Online) – Marbella Int​erests has sold a two-building, 153,000-sf industrial portfolio.

Built in 2006 and 2017, the 41,000-sf and 112,000-sf properties were fully leased at the time of sale.

​​​PRAIRIE VIEW (Connect CRE) – Parkside Capital and Vigavi have purchased a 178-acre tract in Waller County.

The land will be ​home ​to Tradepoint 290, a 2.5 million sf warehouse project.
