19-story mixed-use tower planned for Uptown Dallas

DALLAS (Dallas Morning News) – Endeavor Real Estate Group is building a 19-story mixed-use tower on the half-block it purchased late last year at Boll St. and McKinney Ave.​

The project will include 290 residential units, 60,000 sf of office space, and 15,000 sf of retail, according to plans filed with the Oak Lawn Committee.

Locally based HKS designed the building with underground parking and a rooftop amenity deck.

The property is currently occupied by several small buildings.

Chicago investor picks up 950-unit multifamily portfolio 

AUSTIN (REBusiness Online) – Chicago-based Waterton has acquired a three-property, 950-unit, multifamily portfolio.

The garden-style properties include the:
  • 390-unit Madison at Stone Creek at 6800 McNeil Dr.;
  • 300-unit Madison at Wells Branch at 3201 Century Park Blvd.; and
  • ​260-unit Madison at Scofield Farms at 13401 Metric Blvd.​
All properties were built in the 1990s and offer amenities such as pools, fitness centers, dog parks, and clubhouses.

Waterton will implement a value-add program focused on unit interiors, utility systems, and amenity spaces.

Trinity Oaks Preserve planned along SH 281

ROUND MOUNTAIN, BLANCO COUNTY (PRNewswire) – Marble Falls-based 281 Round Mountain LLC will develop Trinity Oaks Preserve, a gated master-planned community along SH 281 and Old Marble Falls Rd.

The 34-tract development is among the first to feature build-on-your-own homesite acreage with first-class amenities, underground utilities, private water system access, and natural green belts. 

Amenities will include a large outdoor community pavilion, firepit area, fully stocked fishing pond, green space, and monitored​ gated entrances.

Three-acre plots are currently for sale​ starting at $39,500 per acre.​

PSW constructing three multifamily complexes on S. First St.

AUSTIN (Connect Media) – PSW Real Estate LLC is developing ​three residential projects along Bouldin Creek.

The first project includes 44 micro-unit apartments ranging from 340 to 550 sf at 2001 S. First St. ​Rents will be less than $1,000 a month.

A four-story, 63-unit condominium project at 900 S. First St. is 70 percent sold. The building will have 20,000 sf of ground-floor retail and office space, an underground parking garage, fitness center, and residential business lounge.

PSW is also developing a 59-unit condo development at 1600 S. First St. Floor plans range from studios to three-bedrooms on top of 25,000 sf of commercial space.

Karlin purchases 1M-sf Flextronics campus

AUSTIN (Austin Business Journal) – Karlin Real Estate has purchased the one million-sf Research Park campus, home to Flextronics International USA Inc., for redevelopment.

Karlin will incorporate the 188-acre campus into the Parmer Innovation Centers-​​branded platform of office parks.

Two buildings totaling 314,000 sf, called 4.1 and 4.2, will deliver by the end of 2019.​

​Construction will start on another two buildings totaling 375,000 sf in the park's fifth sector at the end of the year. They will include structured parking.

HFF marketed the property on behalf of the seller, Equity Commonwealth. CBRE was the property manager at the time.

Fore! Callaway Golf quadrupling AllianceTexas footprint

FORT WORTH (REBusines Online) – Callaway Golf Co. will open a 783,465-sf distribution center at Hillwood's 26,000-acre AllianceTexas master-planned community.

The sporting goods company has operated out of AllianceTexas for nearly a decade and is quadrupling its current footprint.

Opening​ is scheduled for early 2020.

BuildSoccer to develop six-field soccer park 

AUSTIN (Connect Media) – Nonprofit organization BuildSoccer has signed a long-term lease for 20 acres at Marbridge, a 200-acre residential community for adults with cognitive disabilities.

BuildSoccer will develop a six-field soccer park complex at the site at Brodie Ln. and FM 1626.

​Work on the park will take approximately two years once the initial round of fundraising is done.

Bright starts on Castle Hill office development

LEWISVILLE (Bright Realty) – Bright Realty has broken ground on Crown Centre, a 109,000-sf office building in the Castle Hills master-planned community.

The office will feature open floor plans, flexible spaces, outdoor seating area with green space, a lake, and garage parking.

The development team includes master-plan architect 505Design, project architect Corgan, civil engineer and landscape architect LandDesign, general contractor Hill & Wilkinson, and lender Prosperity Bank.

Crown Centre's first phase will deliver in​ summer 2020.

Arella on Jones breaks ground 

HOUSTON (REBusiness Online) – Ilan Investments has broken ground on Arella on Jones, a 229-unit senior-housing community at 12840 Jones Rd. 

Units will average 975 sf. Amenities will include a pool, dog park, outdoor putting green, gaming area, theater room, fitness center, library, salon, and business center.

Meeks + Partners is the architect, and Spring Valley Construction is the general contractor. 

Opening is scheduled for summer 2022.
