118-acre master-planned community coming near Boerne | 118-acre master-planned community coming near Boerne | https://www.recenter.tamu.edu/news/newstalk-texas/?Item=26374 | 2021-08-18T05:00:00Z | 2021-08-18T19:00:00Z | BEXAR COUNTY – Valcor Commercial Real Estate is developing Lemon Creek Ranch, a 118-acre master-planned community between Boerne and San Antonio.
Phase one will include:
a 106,000-sf grocery store, which will be the anchor tenant; 10,000-sf, two-story retail and restaurant building; 6,500-sf restaurant; three-story, 83,521-sf office, retail, and restaurant building; and 15,961-sf retail building.
Those buildings will open in late 2022.
County records show that H-E-B purchased nearly 14 acres at the site, indicating it may be the anchor grocer.
About 25 acres will be reserved for parks with a trail system.
Future phases will include a 180-room hotel, more office space to reach a total of 471,500 sf, and 800 apartments and for-rent townhomes.
Valcor purchased the land, which is along I-10 near Dietz Elkhorn Rd., in January 2019 and April 2020. The project team includes Austin-based Nelsen Partners Architects; Raleigh, N.C.-based Kimley-Horn; and San Antonio-based Joeris General Contractors.
