DALLAS – Over 20 million sf of industrial space is being built in North Texas—one of the largest development pipelines in the nation.
The e-commerce boom is responsible for fueling the record-high rents and record-low vacancy in the country's industrial property market.
For every $1 billion of digital retail sales, shipping requirements take up more than 1.2 million sf of warehouse space, said David Egan, CBRE head of industrial research.
"We are seeing on average 50 million sf of extra demand a year in the market than history says we should be seeing," he said. "This has been going on now for almost six years."
