Graphs of Retail completions rent, and vacancy trendsDALLAS-FORT WORTH – Retail vacancy falls to historical low as developers struggle to keep pace with demand, according to Marcus & Millichap’s 2018 DFW Retail Investment Forecast.

A surge in new households creates healthy demand for goods and services as retail sales are anticipated to rise by 5.5 percent in 2018. 

2018’s largest projected completion is the 465,000-sf retail portion of The Music Factory in Irving.

The space will come online 100 percent leased, and several smaller developments are also scheduled to be completed with strong pre-leasing.

As a result, vacancy will fall below 5 percent as the rate declines for a ninth consecutive year.​
