​​​​​Rendering of Garza Ranch in SW Austin.SOUTHWEST AUSTIN – A 34-acre tract at MoPac Blvd. and Ben Garza Ln. is being transformed into a mixed-use development dubbed Garza Ranch.

The project will cost $300 million to $350 million over the next two to three years, claims developer Brandywine Realty Trust.

Garza Ranch will also have a new Aloft boutique hotel, a 370-unit apartment complex, 400,000 sf of office space and a 2.2-acre park.

Contractors for Brandywine Realty are performing infrastructure work on utilities and roads on the property, expected to be complete by late 2018.

Construction on the 90,000-sf Aloft hotel will begin fall 2018 and will take 12–15 months to complete.

Trammell Crow Residential Co. will develop a 325,000-sf apartment complex with rents ranging from $1,200–$3,000.

The first units will be ready by late spring 2019, and the project will be complete by fall 2019, according to Brandywine.

SHI International plans to move into its new four-story location by first quarter 2020, taking up one of two office buildings at the Garza Ranch.
