The local housing market became even more unfriendly to buyers in February as prices continued to rise and the supply of homes for sale remained extremely tight.​SAN ANTONIO – In February 2018, 2,012 homes were sold in the San Antonio-New Braunfels metro area, an increase of 3.2 percent over February 2017, according to data from the San Antonio Board of Realtors.

The market has grown nearly every month for the past six years, fueled by the Alamo City’s strong economy and growing population.

The median price of a home in the local metro area was $215,100 in February 2018, an 6.1 percent increase from $202,700 a year earlier.

A shortage of construction workers and a tight supply of homes for sale has caused San Antonio’s home prices to spiral upward in recent years.

The local area’s inventory of available homes was 3.3 months in February, still extremely tight but up slightly from 3.2 months in January 2018.

The record low of 3.1 months was reached in December 2017.

An inventory of six months indicates a balance between buyers and sellers; the last time the local market was balanced was November 2012.
