The four-story building is going up just a block away from the Old Parkland campus at Fairmount and Knight streets.
The 31,483-sf office development will open summer 2018 on the east side of the Dallas North Tollway.
The owners will take the top floor of the building for their own offices.
About 18,000 sf of multitenant space will be up for grabs in the new building, said Sarah Hinkley, the principal with Peloton Commercial Real Estate who's leasing the development.
She said the planned building, called Parkland Knight, will be priced less than the eight-building Old Parkland campus at Maple and Oak Lawn Avenues.
