DALLAS-FORT WORTH - The DFW office market’s recovery continued with 587,164 sf of positive direct net absorption during second quarter 2012, bringing the year-to-date total to just over 1 million sf, according to PM Realty Group's report.

Office absorption levels during first-half 2012 exceeded the prior year’s total by nearly 360,000 sf.

Citywide occupancy rate moved up 20 basis points to 80.2 percent during 2Q 2012, reaching its highest level since 1Q 2009.

Escalating leasing demand for Class A office space played a significant role with 366,514 sf of direct net absorption during the quarter, pushing the occupancy rate up 20 basis points to 80.5 percent.

The majority of the Class A absorption growth occurred in Uptown/Turtle Creek (144,751 sf), Quorum/Bent Tree (108,758 sf) and Las Colinas (100,157 sf) for a combined 353,666 sf of direct net absorption recorded during the quarter.

Meanwhile, the Class B market recorded its sixth consecutive quarter of leasing gains with 180,997 sf of direct absorption during the quarter as the sector’s occupancy rate improved 30 basis points to 79.6 percent.
