AUSTIN – Two Class A office buildings, Encino Trace, are underway that will add 320,000 sf to the Southwest Austin submarket. The project sits on 54 acres at 5707 Southwest Pkwy.

San Antonio developer Koontz McCombs’ project will include two identical buildings, which could house as many as 11,100 workers, each with about 40,000 sf of Class A space per floor. The Encino Trace building is expected to be rented in the lower $20s per sf per year.

The area targeted for construction is a hot spot for technology companies expanding or relocating to Austin.

Phase one of the project includes a four-story office building and a six-story parking garage. Cost for the building is estimated at $20 million, according to state filings.
