Fashion forward for Houston’s Brookhollow Central I

HOUSTON – The 200,812-sf Brookhollow Central I, located at 2800 North Loop W., is undergoing an $11 million renovation by Parmenter Realty Partners.

The 12-story, four-decade-old building will have a new entry and an expanded lobby covering two stories. New finishes will extend to the elevators and restrooms. The building’s mechanical, electrical and plumbing systems will also be upgraded.

Construction will pursue U.S. Green Building Council LEED Gold certification.

Parmenter purchased the vacant property earlier in 2012.

With net rents in the range of $18 per sf per year, the rates are 20 to 25 percent less than a comparable new building.

Renovation completion is targeted by end of 2012.
