SAN ANTONIO - Due to corporate relocations to owner-occupied and/or build-to-suit properties, office vacancy will end 2012 at 18.8 percent, placing it 120 basis points above the year-earlier level. During 2011, the vacancy rate retreated 70 basis points.

Over the past year, developers delivered 250,000 sf of competition office space to the metro, a reduction from 840,000 sf in the previous 12-month period.

Approximately 50,000 sf of medical office space was completed during the first six months of 2012. Vacancy among San Antonio medical office properties of 20,000 sf or more rose 70 basis points over the past year to 13.4 percent.
