SAN ANTONIO – 210 Developers confirm plans to refurbish a former peanut processing plant at 1025 S. Frio St. into an apartment building and build other structures just to the west to total 98 new units.

The project, known as the Birdsong Peanut Factory Lofts, is five blocks south of the UTSA Downtown Campus and will cost $10.082 million to build.

The 19,000-sf, circa-1912 building is the former Birdsong Peanut Factory, which processed and packaged peanuts. It has four stories and a basement. The developers also own a parcel of land just west, in which more apartment structures will be built.

The project qualifies for a $30,000 waiver of city fees, a $250,000 waiver of San Antonio Water System fees and a 15-year real property tax reimbursement grant worth about $750,000. The city also intends to deed to 210 Developers an adjacent parcel worth $98,350 for use as a parking lot.

Construction could begin in the spring with hopes in having the apartments complete in time for the fall 2013 semester.
