VICTORIA - The Swearingen Report has been released for December 2012. Victoria experienced a great year for residential real estate, making it the best year ever for total dollar volume of homes sold, according to Lee Swearingen, president of Coldwell Banker The Ron Brown Company.

The average sales price for residential homes was $166,741 for January through December 2012, up 12.9 percent versus the same period ending December 2011 when it was $147,707.

The median price of residential homes for January through December 2012 was $146,500, up 13.6 percent versus the same period 2011 when it was $128,950.

Total sales of residential homes in Victoria MLS for January through December 2012 was 903, 5.2 percent (45 homes) more than the same period in 2011.

The average days on market for residential homes for January through December 2012 was 100 — 17.4 percent shorter than the same period 2011.
