DALLAS-FORT WORTH – Cushman & Wakefield has released its fourth quarter 2012 report for the DFW office sector.
Direct and overall absorption (includes absorption of sublease space) rose by 150.4 percent and 87.4 percent compared with year-end 2011, totaling 3.1 million sf and 3.0 million sf, respectively.
Overall vacancy for the metro area declined from 21.4 percent in 4Q 2011 to 19.1 percent in 4Q 2012. Direct asking rents decreased from $20.35 per sf in 4Q 2011 to $20.07 per sf in 4Q 2012. Year-to-date leasing activity increased 22.5 percent from 12.3 million sf in 4Q 2011 to 15 million sf in 4Q 2012.
