DALLAS-FORT WORTH - Cushman & Wakefield has released its fourth quarter 2012 report for the DFW industrial sector.

Direct and overall absorption (includes absorption of sublease space) rose by 57.2 percent and 49.3 percent compared with year-end 2011, totaling 9.2 million sf and 9.6 million sf, respectively.

Overall vacancy for the metro area declined from 12.1 percent in 4Q 2011 to 10.3 percent in 4Q 2012. Direct asking rents increased from $4.07 per sf in 4Q 2011 to $4.24 per sf in 4Q 2012.

Year-to-date leasing activity increased 1.2 percent from 25.1 million sf in 4Q 2011 to 25.4 million sf in 4Q 2012.
