VICTORIA - The Swearingen Report has been released for February 2013. Comparing the twelve months ending last February with the same period this year, the market was essentially flat except for an increase in the median price.

The average sales price for residential homes was $169,743 for the 12 months ending February 2013, up 18.0 percent versus the same period ending February 2012 when it was $143,826.

The median price of residential homes for the 12 months ending February 2013 was $149,900, up 16.2 percent versus the same period 2012 when it was $129,000.

Total sales of residential homes in Victoria MLS for the 12 months ending February 2013, was 855, the same as the 12 months ending February 2012.

The average days on market for residential homes for the 12 months ending February 2013, was 97 — 17.8 percent shorter than the same period 2012.
