DALLAS-FORT WORTH - Home builders started nearly 5,000 single-family homes in North Texas during first quarter 2013, an increase of more than 1,000 units year over year.

With this growth, construction material and labor shortages could raise new-home prices. One of those costs, lumber, is up 50 percent year-over-year in 1Q 2013.

Along with construction materials, there's also a labor shortage of qualified contractors and subcontractors, according to Ted Wilson, principalĀ at Dallas-based Residential Strategies Inc.

Part of the reason behind the rising demand for new homes is the tight inventory of existing homes. Wilson projects North Texas home starts will top 20,000 by the end of the year.
