WACO – The array of buildings going up on Bagby Avenue in the Texas Central Industrial Park is the new Brazos Electric Power Cooperative (BEPC) headquarters. The complex consists of a 76,192-sf office, a 15,255-sf warehouse and a 7,419-sf vehicle shop, according to the City of Waco permitting department.

State filings show the project cost at $32 million.

The cooperative now resides at 2404 LaSalle Ave., a location that has become obsolete and overcrowded. It hinted at possibly leaving Waco, but area officials kept it here with $1.2 million in tax breaks and 70 acres of land on Bagby Avenue near Hewitt.

BEPC employs more than 200 people and serves about 520,000 customers in 68 Texas counties, though none in Waco.

Even with the tax abatements, the city is projected to collect between $250,000 and $540,000 in tax revenue from BEPC in seven years.
