San Antonio’s home prices reach new high
SAN ANTONIO – Home prices have been steadily on the rise month after month during 2013, according to recent reports by the San Antonio Board of Realtors (SABOR).
To date, the average price of a home in greater San Antonio stands at $221,168 — the highest number for 2013, according to SABOR.
Given the upward trend in pricing over the first six months of the year, however, June may not be the reigning month for long.
In January, the average price of a home in greater San Antonio was $183,846. In February, the average price was $194,003. In March, the average price was $194,271. In April, the average price was $202,864 and in May, the average price was $216,940.
June’s average home price of $221,168 also marks a 6 percent increase from the average sales price of $209,214 back in June 2012.
The median price of a home in San Antonio was $180,400 as of June 2013 — up from $170,300 a year ago.
A total of 2,315 homes sales was reported by SABOR for June. Last year, 2,063 sales were reported in June.
“The summer buying and selling season is in full swing, and we see that in these numbers,” says Steven Gragg, 2013 SABOR Chairman of the Board. “Not only are prices continuing to rise, but the demand is still high, with homes selling faster than ever.”
To date, homes are spending an average of 73 days on the market — “the lowest all year,” Gragg adds.
Angela Shields, president and CEO of SABOR, adds that the local housing market is also seeing “a gradual shift among San Antonio buyers toward purchasing homes priced in the mid-range.”
In June 2013, 38.44 percent of buyers purchased homes priced between $200,000 and $500,000, Shields says.
“At this time last year, that number was closer to 35 percent,” she adds.
