Hillwood steps to Hutchins with 1.6M-SF industrial complex
HUTCHINS, DALLAS COUNTY – Developer Hillwood will build a 1.6 million-sf warehouse complex just off I-45 between Cleveland St. and Nichols Dr.
The industrial development will be on 83 acres that Hillwood — the developer of the AllianceTexas project north of Fort Worth — is buying. The project would be northeast of the Union Pacific’s rail terminal and south of the FedEx Ground shipping center.
The City of Hutchins agreed to provide property tax abatements for Hillwood’s development, which does not yet have a lead tenant.
In recent years, a growing chunk of North Texas’ distribution business has shifted to the I-20 and I-45 corridors in South Dallas County. Companies including Quaker Oats, Ace Hardware, BMW and L’Oreal during the last year located facilities in the Inland Port area in Hutchins, Far South Dallas, Lancaster and Wilmer.
Currently, there is more than 4.5 million sf of speculative warehouse space under construction in the Dallas-Fort Worth area, according to a new report by Jones Lang LaSalle.
“Our low vacancy rates, which are under 7 percent in some submarkets, are sparking spec development,” said Walter Bialas of Jones Lang LaSalle.
