DALLAS-FORT WORTH – Home listings increased 18 percent over 12 months ending in July 2013, to 10,176 listings, 4 percent above the national average.

Dallas home prices rose 14 percent in the same period to a median home price of $192,500. The national median price is $282,034.

Data showed that area homes sold at an average 98.7 percent of list price, compared with the national average of 99.1 percent of list price.

New inventory is expected to balance demand in a housing market which shows no signs of stopping.
