KATY – The Trails of Katy will undergo the first phase of development with 119 lots spanning over 81.5 acres south of I-10 between FM 1463 and Pederson Rd. The development has 206.5 acres of which 155 can be developed.
The community will offer lot widths of 60 feet, 65 feet, 70 feet and 75 feet. The entire development is planned to contain 327 lots, said Jim Grover, vice president of development and owner of Ventana Development Cos.
The first phase consists of 119 lots that will be ready to build upon in early 2014. Another 111 lots will be ready in third quarter 2015 and the final 97 will be ready in 2017. Homes will be priced from $275,000 to $800,000.
The main entry of the development will lie along Kingsland Blvd., which will be extended along the northern portion of the development.
Amenities will include a recreation center with pavilion, a swimming pool with splash pad and tennis courts and pocket parks throughout the community. The community is part of Katy ISD in a region served by Woodcreek Elementary, Woodcreek Junior High and Katy High.
Ventana Development purchased the land from McAlister Opportunity Fund in 2012. Other Ventana developments include Rivers Run at the Brazos, Rivers Mist, and Waterview Estates. It also previously developed Westheimer Lakes South in a joint venture with Land Tejas.
