HOUSTON – The Greenspoint Business Center will gain two more industrial buildings. Building C, which will have 106,700 sf, and Building E, which will have 244,550 sf. With the new buildings, the whole center will have more than 750,000 sf of space.

The Greenspoint Business Center’s three existing buildings are 93 percent occupied. One of the tenants is The Valspar Corp. which is leasing 100 percent of Building A.

Industrial Developments International (IDI), an Atlanta-based industrial real estate company, will construct the two new buildings,

There is space to build a 54,000-sf rear-load building, and a 345,240-sf cross-dock facility.

As the traditional heart of Houston’s industrial real estate market, northwest Houston, reaches capacity, more industrial deals are occurring in the north market, such as Greenspoint.

The vacancy in the northern part of Houston in 2Q 2013 stands at 5.9 percent out of an inventory of 68.3 million sf, according to CBRE. Meanwhile, Colliers International’s statistics for the same period of time points to an inventory of 73.6 million and a vacancy rate of 6.3 percent.
