SAN ANTONIO - Last month, sales and housing prices were up while inventory in the San Antonio area tightened to a level not seen since February 2007. In August, the market recorded 2,413 sales, a 14.7 percent rise compared to the previous year when there were 2,104 sales.

San Antonio-area homes spent an average 69 days on the market and there was 4.8 months of inventory, both lows for the year. Increased demand, together with limited supply, have boosted home prices and created a seller's market.

The median sales price for an existing home grew to $174,500. That represents a more than 8 percent increase from a year ago when the median price was $161,400.
