SAN ANTONIO - The San Antonio medical office market has started showing encouraging signs. Area medical office buildings experienced 59,867 sf of positive net absorption in second quarter led by activity in the Northeast sector with 20,467 sf of net gain followed closely by the Northwest sector with 20,282 sf.

The citywide vacancy rate improved to 16.8 percent compared to 17.0 percent last quarter and 19.0 percent recorded in the same quarter the previous year.

The citywide average asking rental rate currently stands at $23.77 per sf annually on a full-service basis which is up $0.40 compared to a year ago for an annual growth rate of 1.7 percent.
