WACO - The old University High School campus at Bagby Ave. and South Valley Mills Dr. was purchased for $3.5 million by Dallas-based Leon Capital Group. The company plans to convert the 16-acre campus to a mixed-use development.

Company officials said they already are receiving inquiries from national retail and restaurant chains.

Sterling Hillman, vice president of retail development for Leon Capital Group, indicated the company does not envision a long-term buildout over multiple phases.

Deed restrictions forbid Leon Capital from placing a grocery-related user on the site of the high school for ten years because H-E-B built on property it bought from Waco Independent School District (WISD).

The site became surplus property when WISD built a new high school at 3201 S. New Road.
