CoStar: San Antonio vacancy increases to 11.2 percent
SAN ANTONIO – The San Antonio office market ended third quarter 2013 with a vacancy rate of 11.2 percent, according to CoStar Group.
The vacancy rate was up over the previous quarter, with net absorption totaling 51,708 sf in third quarter. That compares to 168,319 sf in second quarter 2013. Vacant sublease space decreased to 187,054 sf in the quarter.
Tenants moving offices in 2013 include University Health Systems moving into 287,553 sf at Clinical Pavilion, Univision moving into 41,353 sf at The Oaks at University Business Park-Bldg. II and Strasburger Price Oppenheimer Blend LLP moving into 35,600 sf at Bakery Annex.
Rental rates ended third quarter at $19.46.
Seven buildings were delivered to the market in the quarter totaling 187,245 sf. At the end of the quarter, 209,348 sf were still under construction.
