TYLER - When Tylerites and out-of-towners look for a place to live, work, shop and do business five years from now, the first place on the list of possibilities likely will be in south Tyler, Realtors, developers and builders say.

In fact, for the next 40 years, the intersection of South Broadway Ave. and Toll 49 will be the center of retail and residential growth in the city, one commercial realtor said.

The following are major developments that will aid in the expansion of south Tyler.

• The park, the first part of which is expected to open summer 2014, is an 80-acre, 700,000-sf retail 
   development near the intersection of South Broadway Ave. and Toll 49.
• The Tyler City Council in April 2013 approved construction of a 250-room Marriott hotel and  
   conference center at Loop 49 and South Broadway Ave.
• The new east-west Cumberland Rd. extension, which the city has in the works, will expand vehicular
   flow on the south side.
• The widening of a busy section of Old Jacksonville between Gresham and Flint is in the works.
• There is a development on the southern sections of Texas Hwy. 155 and Texas Hwy. 110.
• The Tyler school district is building a new middle school near FRESH by Brookshire’s store, located on  
   Old Jacksonville Hwy.
