HOUSTON – Piedmont Office Realty Trust plans to develop Enclave Place, a 302,000-sf, 11-story building in the Enclave business park in the Energy Corridor. The spec property will be built on a 4.7-acre site just north of Piedmont’s 1430 Enclave Pkwy. building. The project is south of I-10 and between North Eldridge Pkwy. and Briar Forest Dr.

The newest project will include a six-level parking garage. Floors will be 28,900 sf.

Construction is scheduled to begin in March 2014 with completion targeted in second quarter 2015.

The new building will add to nearly 4 million sf of buildings that are under construction in the Katy Freeway/Energy Corridor market, according to Transwestern/Delta Associates. The vacancy rate for top office space in that area stood at 1.5 percent in 3Q 2013.
