EL PASO - The vacancy rate for industrial property declined slightly in El Paso in third quarter 2013, but decreased substantially in Juarez, according to CBRE.

El Paso's vacancy rate was 14.1 percent in 3Q 2013, compared to 14.2 percent in 2Q 2013. The average rent for industrial spaces remained around $4 per sf for Class A space.

In Juarez, the industrial vacancy rate declined to 10.9 percent in 3Q 2013, compared to 12.1 percent in 2Q 2013.

Three companies signed large leases in 3Q 2013: Continental Corp., 174,800 sf; Polygroup Industrial Mexico, 130,700 sf; and KNSE, 100,800 sf. The average rent dropped slightly from $4.09 to $4.06 in 3Q 2013. Average rents continued to be below historical levels in Juarez.
