HOUSTON - Construction on 1885 St. James Place, a 135,000-sf office building, is set to start in early 2014 near the Galleria.

With vacancies low in the Galleria area, Nelson Murphree Legacy Partners LLC will build the Class A, 13-story building, which will feature floor plates ranging from 13,476 to 17,963 sf.

The Galleria area currently has a vacancy rate of 6.8 percent for Class A buildings and 9 percent overall. The building is expected to open in early 2015.

The Galleria submarket has had a flurry of activity recently with the announcement of four new upscale retailers coming to mall, as well as the groundbreaking for a new 325-room Hyatt Regency hotel at Sage and W. Alabama in Galleria Plaza.
