PEARLAND, ALVIN, BRAZORIA COUNTY – The intense activity that has characterized the greater Houston housing market during the last year is continuing in northern Brazoria County.

"Pearland has a little better access to the main thoroughfares, so it’s leading a little, but Alvin and Manvel are doing well, too," said Maggie McFarland, a Realtor with Re/Max Pearland. "Both cities have properties that have acreage, and Manvel has a new high school."

Construction will begin in April on new homes in east Pearland in response to plans to extend Pearland Pkwy. from east of Oiler Dr. to Dixie Farm Rd. The Rd. extension expected to be completed in 2015.

Beazer Homes is set to open two model homes in its new Highland Crossing master-planned community. The 80-acre Highland Crossing site has 235 lots and will feature walking trails, open spaces and play equipment. Homes will range in price from roughly $200,000s to the $300,000s and will range in size from 2,000 sf to 3,200 sf. The community will be located at Old Alvin Rd. and McHard, about a quarter mile from Barbara Cockrell Elementary School.

Another upcoming Pearland project is Meritage Homes’ Pearland Estates, originally named Rocky Creek Estates. The new community near FM 518 will feature 56 homes in the high $200,000s along with a community lake, walking trails and a playground.

New home communities in Alvin include North Pointe Trails at Texas 35 and Barrell Road, where new and used homes on the market range from $144,900 to $174,284, McFarland said. Square footage ranges from 1,400 to 2,012.
