North Dallas: 340,000-SF spec warehouse underway
DALLAS, FARMERS BRANCH – Dallas-based Billingsley Co. has started construction on its 340,000-sf distribution center at Mercer Business Park — a development at the high-profile tract of land at the northwest corner of LBJ and Stemmons Freeway.
In 2013, Billingsley Co. bought the 225-acre property which is part of the Mercer Crossing business park. Armed Forces Bank NA of Kansas City, Mo., acquired the property through foreclosure in 2011.
Despite not having a tenant for the speculative distribution center, the Dallas-based developer decided to begin the project to get in front of the tenant demand in North Texas.
The firm isn’t the only developer seeking to put up speculative industrial space in Dallas-Fort Worth. Other developers, such as Hillwood Properties and Trammell Crow Co., have active developments underway to appeal to tenants shopping for space in North Texas.
