SAN ANTONIO – The San Antonio retail market experienced a slight improvement in market conditions in first quarter 2014. The vacancy rate went from 5.7 percent in the previous quarter to 5.5 percent in the current quarter.

Net absorption was positive 1,123,200 sf, and vacant sublease space increased by 28,864 sf. Quoted rental rates decreased from 4Q 2013 levels, ending at $14.03 per sf per year.

A total of 34 retail buildings with 1,015,441 sf of retail space were delivered to the market in the quarter, with 750,325 sf still under construction at the end of 1Q 2014.
