HOUSTON - The Dinerstein Cos. has started construction on The Millennium Kirby located at 7600 Kirby. The project will replace a 1970s-era apartment complex, the Crossing on Kirby, which consisted of 15 two-story apartment buildings.

The 378-unit Millennium Kirby will be five stories with two buildings and a parking garage. The complex mix of 67 percent one-bedroom, 28 percent two-bedroom and 5 percent three-bedroom units.

"The units come with smart systems where you can control everything through your iPad, from the TV to the Internet to the lighting to the music," Dinerstein said.

Dinerstein expects to attract renters primarily from workers at the Texas Medical Center, and secondarily Rice University and Upper Kirby as a lifestyle choice. It is also near NRG Park.

The units themselves will be efficiently designed, averaging about 875 sf. Leasing is expected to begin at the end of next year.

Developers are adding about 80 apartment projects totaling more than 22,600 units across the Houston area, according to Apartment Data Services.
