DALLAS - Construction has kicked off on the 530,000-sf, 20-story McKinney & Olive development. The $225 million office and retail property is located at McKinney Ave. and Olive St.
According to Crescent Real Estate Holdings, Dallas law firm Gardere Wynne Sewell LLP has leased four floors. The Fort Worth-based developer has more office deals in the works.
Tenants will pay a premium to locate in the new glass tower. Rents in the building will be in the mid to upper $40 per sf — some of the highest ever in Uptown.
Around 20 to 25 percent of this site is not built on and is non-revenue generating.
The lower floor retail and restaurant center and almost one-acre outdoor public space are features that set the project apart from other buildings in the area.
The tower will take about two years to build.
