Angleton’s 400,000-SF 288 Industrial Park underway
ANGLETON, BRAZORIA COUNTY – Angleton 288 Industrial Park, a 35-acre industrial park at Texas 288 and County Rd. 341, is underway. The initial phase consists of 18,000 sf and 24,000 sf of crane-ready manufacturing and distribution buildings.
Completion is planned for first quarter 2015.
The developers, 288 Industrial Park, plan to have about ten buildings that could total 400,000 sf when the park is completed. Commercial real estate firm JLL is marketing the project.
Buildings will be added most likely two at a time, as the first ones are leased up. Each building is designed so it could be expanded to suit a tenant’s or buyer’s needs. The buildings will be offered for lease or for sale, and land sites will also be marketed.
The City of Angleton has agreed to install utilities for the development. The utilities could open up opportunities for retail and other developments.
"The added infrastructure will launch the area to new businesses and potentially housing developments in the future," Angleton Mayor Randy Rhyne said in a statement announcing the deal. "For Angleton, this will be the initial project to push growth into the city."
The project is expected to attract service providers to the petrochemical industry as well as oil field service companies.
The project is about 20 miles from Freeport, where Dow is spending more than $4 billion to expand its petrochemical complex, and 11 miles from Lake Jackson, where Dow is building a campus to house 2,000 employees at its Texas Innovation Center for research and development.
Among the other companies expanding in the region are BASF, Chevron Phillips Chemical Co., Freeport LNG and Tenaris.
