​​​​​LAREDO (BISNOW) – Millions of square feet of industrial space are being developed in the Laredo MSA. But, for now, little is available.

Supply chain disruptions and com​panies searching for nearshore operations ​have driven the city's industrial vacancy rate down to a little more than 1 percent. The national average is 4.7 percent.

An estimated 4,000 acres are in development or ready to be developed in Laredo, but they are owned. Industrial space under construction is already leased.

​The situation is similar elsewhere along the border. In El Paso, industrial vacancy is 1.5 percent on the U.S. side and 0.7 percent across the river in Juarez.
