50K-sf office lease signed in new Austin tower

​​AUSTIN – Baker Botts LLP has signed a 12-year lease for 50,000 sf at RiverSouth, a 15-story luxury high-rise under construction at 401 S. 1st St.

Stream Realty Group’s 350,611-sf, 1.45-acre development will have five underground and five above-ground levels of parking, ground-floor retail space, and nine office floors.

Amenities include a rooftop bar and lounge, a fitness studio with locker rooms, bike valet, 360-degree panoramic views, ​and seventh-floor green roof.

The project is part of the 118-acre South Central Waterfront Initiative, which calls for 20 percent affordable housing units.

Completion is set for 2021.​​
