ELMENDORF – Developers are working on a 1,000-acre project that could double the size of this 1,600-person city southeast of San Antonio.

Elmendorf Land Partnership LP and an affiliated corporation, ELP 1604 LLC, purchased the land at Loop 1604 and US 181 at the edge of Bexar and Wilson Counties in 2014.

The property, called The Ranch at Elmendorf, will have 1,389 single-family homes ranging from $150,000 to $375,000. Around 360 apartment units are also in the works.

Developers will carve out 90 acres for commercial use while preserving 55 acres for open space, 7.5 acres for schools, and 9.5 acres for a park.

Streets and utilities infrastructure costs are projected to be around $66.5 million.

The city approved a Tax Increment Reinvestment Zone for the project last October.
