​​A rendering of what the company envisions Broadmoor to be.AUSTIN – Brandywine Realty Trust has the green light to redevelop the 66-acre Broadmoor just east of The Domain, which is home to a major IBM Corp. campus and has been considered as a potential HQ2 site for Amazon.

The switch from commercial mixed-use zoning to transit-oriented development/gateway zoning allows the company to seek density bonuses that would grant it the ability to build up to 360 feet tall, up from 120 feet.

The first step of construction is to complete the reconfiguration of buildings 906 and 908 by early 2019.

According to the company, 906 will receive lobby upgrades and other improvements while 908 will become an amenity hub for the campus with a fitness center, restaurants, conference rooms, and meeting areas.

Broadmoor currently encompasses about 1.1 million sf spread across seven buildings.
