​​​​​DALLAS – Over 20 million sf of industrial space is being built in North Texas—one of the largest development pipelines in the nation. 

The e-commerce boom is responsible for fueling the record-high rents and record-low vacancy in the country’s industrial property market.​

For every $1 billion of digital retail sales, shipping requirements take up more than 1.2 million sf of warehouse space, said David Egan, CBRE head of industrial research.​​​

"We are seeing on average 50 million sf​ of extra demand a year in the market than history says we should be seeing," he said. "This has been going on now for almost six years."
