​​​SAN ANTONIO – The city’s Board of Adjustment granted a height exemption to developer GrayStreet Partners for its proposed 1603 Broadway mixed-use tower.

The board gave approval to the 260 feet tall, 20-story tower; current zoning rules allow for a maximum 15-story building. 

The project is expected to break ground in 2018 and be complete by first quarter 2021.

The 400,000-sf tower, to be built on the northwest corner of Broadway St. and Newell Ave., will include:

  • two levels of underground parking;​A rendering of the 20-story 1603 Broadway tower.
  • ground-floor retail;
  • three levels of above-ground strutted parking;
  • four floors of Class A office space; and,
  • 194 hotel rooms spanning nine floors.

The top of the building will feature a penthouse.

According to GrayStreet Partners, 1603 Broadway will be the first office building in San Antonio to have floor-to-ceiling clear glass, offering unique views of Pearl and downtown.
