​​​​​Rendering of Settlers CrossingROUND ROCK – The first phase of a 30-acre industrial park is making progress at 900 E. Old Settlers Blvd.

Known as Settlers Crossing, about 160,000 sf is expected to be ready for tenants in third quarter 2018.

Developer EastGroup Properties Inc. is planning to build a total of four buildings in the industrial park.

For this development, EastGroup was drawn to the "business-friendly environment" of Round Rock and the city's continued population growth, said David Hicks of EastGroup Properties.

"We like to chase rooftops," said Hicks.

The triple-net costs for the property will 20 cents per sf initially, and asking base rent is about $7.20 to $7.80 per sf annually.
