With gentrification, four Texas ZIPs take the cake​

​​​​​​​TEXAS – More than half of the top 20 fastest-gentrifying ZIP codes are on the East Coast, four in Texas, three on the West Coast and one in the Midwest. 

Not surprising is the LA ZIP code, 90014, taking the gentrified cake with a staggering 707 percent increase in median home value and a 95 percent change in median household income from 2000 to 2016​.

RentCafe reviewed Census data from 2000 and 2016 in 11,000 U.S. ZIP codes to find the areas that gentrified the most since the turn of the millennium.

The final ranking is an average of the each ZIP code’s rank in the growth of median home value, median household income and the population that holds bachelors or higher degrees.

Most gentrifyied ZIP codes 2000-2016

The four Texas ZIP codes below made the top 20:

No. 3: 77003 in Houston​

  • 284 percent boost in home value;
  • 71 percent increase in median household income; and,
  • five-and-a-half times more people with college degrees live in this ZIP than in 2000.

No. 6: 76102 in Fort Worth

  • 323 percent increase in median home value;
  • 103 percent increase in median household income.

No. 13: 78702 in Austin

  • 212 percent increase in median home value;
  • 47 percent increase in the median household income.

No. 19: 77007 in Houston

  • 107 percent growth in median home values;
  • 114 percent spike in median household income; and, 
  • the only ZIP with a median household income above $100,000 in the top 20.
