And why not build?
The northeast submarket closed 2017 with a vacancy rate of 2.9 percent, JLL reported. The northeast industrial submarket had no new industrial space deliver in 2017.
Houston has seen a notable rise in the number of big box developments and deliveries. According to JLL research, there were 12 big-box warehouse distribution projects that either delivered or were under construction in 2017. This represents a 20 percent increase year-over-year and a 140 percent increase in big box deals over 2015 totals.
Transwestern's 4Q 2017 Industrial Market reported the Houston Northeast submarket with vacancy of 2.8 percent.
