​​​​DALLAS-FORT WORTH – Total overall vacancy, including sublease space, recorded an increase of 50 basis points from the fourth quarter 2016 to 15.9 percent at the end of 2017, according to Transwestern’s DFW Office 4Q 2017 report.

Class A direct vacancy rates 4Q 2017 recorded 15.2 percent from 15.9 percent during 4Q 2016.

Class B direct vacancy recorded 15.0 percent in 4Q 2017, an increase from 14.0 percent during 4Q 2016.

The average asking rental rate for all property classes was $25.23 per sf in 4Q 2017, an increase of 3.7 percent from 4Q 2016.

Overall net absorption in 4Q 2017 was 1.5 million sf, bringing the year-to-date total to 5.3 million sf.​​
