The high dollar act of Congress Ave.
AUSTIN – Downtown’s Congress Ave. ranked No. 10 for the most expensive Streets for commercial real estate, according to JLL’s U.S. Most Expensive Streets December 2017 report.
While the area was traditionally dominated by state offices and financial institutions, "a wave of new office, multifamily and retail developments has transformed Congress Ave. into one of the market’s most dynamic corridors," the report states.
The vacancy along Congress is 9.5 percent and the average office rent is $58.20 per sf.
That compares with metro-wide vacancy of 10.8 percent and an average rent of $37.24.
Congress Ave. is home to some of Austin’s largest skyscrapers, as well as some of its most recognizable.
Names include Frost Bank Tower, One Eleven Congress, and One American Center, which all hold over 500,000 sf.
