SAN ANTONIO – The Alamo City’s office market continued to see positive absorption into third quarter 2017, according to Transwestern’s San Antonio Office Market Third Quarter 2017 report.
Vacancy remains steady at 15 percent, down 100 basis points year-over-year.
The unemployment rate sits at a new 13-year low of 3.2 percent for the San Antonio MSA, compared to a national rate of 4.2 percent.
The local economy and office market are both expected to stay in the positive through the end of the year.
Net absorption in third quarter 2017 was positive with a total of 91,245 sf.
This compares to 248,780 sf at mid-year, negative 15,301 sf in first quarter 2017, 308,000 sf at year-end 2016.
Rolling 12-month city-wide total net absorption is 633,265 sf with 269,090 sf year to date.
Current totals are on par with San Antonio’s 20-year average absorption of 309,000 sf per year.
